A ground-floor flat in Sotogrande with a garden of its own

A ground-floor flat in Sotogrande with a garden of its own

Most apartments ask you to give something up. A garden, usually, or a sense of ground beneath your feet, traded for a view from the fourth floor and a lift that is sometimes out of service. This one in Mirador del Golf does not ask for that trade. It is a ground-floor apartment with a private garden of almost 90 square metres, and that single fact changes the whole character of the place.

It sits in Sotogrande Alto, just up from Estepona Golf Club, built in 2021 and finished to a standard that still feels new rather than merely tidy. Two bedrooms, two bathrooms, 149 square metres built, and a layout that seems to have been drawn by someone who actually thought about how people spend a Tuesday afternoon at home, not just how a floor plan photographs.

The asking price is 495,000 euros, which for this combination of space, orientation and outdoor living is worth sitting with for a moment before we get into why.

A terrace that changes with the season

The living room and the master bedroom both open onto a 54 square metre terrace, and here is the detail that makes it more than a nice extra: it is fitted with glass curtains, so it can be thrown fully open in June or sealed against a February wind and used as another room entirely. Most terraces on this coast are a summer feature and a winter afterthought. This one works both ways, which matters more than people expect once they have lived through a full year here rather than just a fortnight in August.

Step past the terrace and you are in the garden itself, maintained by the community as part of the fees, so the upkeep is not your Saturday morning. It is the kind of space that gives a ground-floor flat the feel of a small villa without the villa's list of jobs.

Inside, room to actually live

The apartment faces southwest, which in practice means light through most of the day rather than a single golden hour you have to plan around. From inside, the outlook takes in landscaped communal gardens, the mountains behind Estepona, and a partial sea view that is a genuine bonus rather than the whole sales pitch.

The open-plan living and dining area runs into a kitchen fitted with Siemens appliances, the kind of quietly competent kitchen that does not need updating for a decade. The master bedroom has its own en-suite bathroom; the second bedroom has a separate bathroom of its own, which is the detail that turns a spare room into a proper space for a guest, a grown child home for the summer, or simply two people who each want their own morning.

Storage is handled with a dedicated storage room, and there is a private parking space, two things that sound unglamorous until you have lived without them.

Living behind the gate

The complex is gated, with a communal pool, gym and gardens shared among residents, and that security is not incidental here. Sotogrande has built its whole character on privacy taken seriously, and Mirador del Golf sits comfortably inside that tradition without pretending to be the marina or the polo fields. It is quieter than that, and closer to the golf course than the water, though the sea is not far.

A short drive brings you down into Sotogrande proper, or onward toward Estepona, whose old town has spent the last decade turning itself into one of the most walkable, flower-filled centres on this stretch of coast. The beach, the weekly market, the wider run of restaurants along the paseo, all of it sits within easy reach without being on the doorstep, which is rather the point of Sotogrande Alto: near enough to everything, removed enough to feel like your own.

A garden you do not have to mow, a terrace that works in every season, and a gate that means you stop thinking about security altogether. That combination is rarer than it should be.

Who this suits

This is not a home for someone chasing the busiest possible social calendar on the coast. It suits people who want their own outdoor space more than they want a rooftop bar nearby, who value being able to close the terrace glass on a blustery evening and still sit outside, and who would rather have a second bathroom for guests than a marginally bigger living room.

Couples downsizing from a house but unwilling to give up a garden tend to look twice at places like this. So do people who spend part of the year here and want somewhere that looks after itself while they are away, thanks to the communal upkeep of the grounds and pool.
