The questions buyers actually ask
On top of the price, allow roughly 10 to 13 percent for taxes and fees. On a resale in Andalusia that is 7 percent transfer tax; on a new build it is 10 percent VAT plus stamp duty. Notary, registry and legal fees make up the rest. Before you commit to any home, we put the full sum in writing so there are no surprises at the notary.
With finances ready, six to ten weeks from accepted offer to completion is typical. A reservation takes the home off the market within days, the private contract usually follows inside two weeks, and the notary appointment closes it. A mortgage adds a few weeks, so tell us early and we will plan around it.
We plan them around your trip. Send us your dates and we will build a route worth flying for, usually within a day or two of asking. If you cannot travel yet, we will walk a home on video and tell you honestly what the camera flatters.
The NIE is the Spanish identification number every foreign buyer needs before completing a purchase. Getting one is straightforward: an appointment at a police station or a Spanish consulate, or your lawyer can obtain it under power of attorney while you stay at home. We will point you to the right route when the time comes.
Yes. Spanish banks typically lend non-residents up to 60 or 70 percent of the value, and the terms are often better than buyers expect. You will need proof of income and your NIE. We can introduce you to brokers who arrange this every week, in your language.
If you are buying, nothing. Our fee comes from the seller, as is usual in Spain, and it never changes the price you pay. If you are selling, we agree one clear fee in writing before we begin, and there is nothing else on top.
