New builds and longer waits: the real story on the coast this August

August on the coast this year sounds less like a sales pitch and more like a building site. Drills before nine, render trucks queuing on the roundabout at Cancelada, a crane swinging over a plot in Finestrat that was olive groves two summers ago. Buyers coming to us this month are not asking whether the market is up or down. They are asking when a house they like the plan of will actually be ready to live in.

That is a genuinely different question from the one we were fielding this time last year, and it changes the conversation for anyone starting a search now, whether they are looking at a resale flat in Fuengirola or an off-plan villa above Estepona.

We cover both coasts from the same desk, so this note stays close to what buyers are actually encountering on the ground: what is being built, where, and on what terms, rather than another read of the headline price figures.

The queue behind the first phase

New developments on both coasts are increasingly sold in phases, and the pattern has become familiar. The first phase, usually the smallest and often the best positioned on the plot, sells at launch prices to buyers who move quickly. Later phases, released as foundations go in, tend to carry higher prices and longer waits.

Developers we speak with describe delivery timelines of somewhere between eighteen months and two years from reservation to keys, longer where planning or infrastructure works overlap with the build. That is worth knowing before you fall for a show flat, because the show flat is finished and the block you are actually reserving usually is not.

Deposit structures follow the build rather than a single upfront sum: a reservation fee, a private contract payment once the project has its licence, and further instalments tied to construction milestones. It is a sensible system, but it only works well when the milestones are real and checked, not assumed.

Two coasts, two ways of building

Land tells you most of what you need to know here. Along the Marbella to Estepona corridor and in the golf valleys behind Mijas and Casares, flat first line plots are scarce, so much of what is going up is hillside or golf-adjacent rather than beachfront: low-rise gated blocks with a sea view rather than sea frontage.

The Costa Blanca has more room to work with in places. Around Orihuela Costa and inland from Torrevieja, quad houses and detached villas are still being built in reasonable volume on land that simply is not available further north. Closer in, around Jávea and Dénia, plots are tighter and what gets built tends to be smaller, boutique blocks rather than large communities.

What is actually coming to market on both coasts falls into a few recognisable types:

  • Low-rise apartment blocks around a golf course or shared pool, common on both coasts and usually the fastest to sell.
  • Semi-detached or quad houses (adosados) with a small private garden, still plentiful around Orihuela Costa and parts of Mijas.
  • Boutique blocks of a dozen or so units, more common where land is scarce, as in Jávea, Dénia or central Estepona.

What has actually changed on paper

The most concrete regulatory change buyers should know about is the closure of the residency by investment route: Spain ended the property linked golden visa in 2025, so buying at a given threshold no longer carries a residency permit with it. In practice, this has thinned out the small pool of buyers who were purchasing primarily for that reason and left the market to people buying to actually use the property, whether as a home, a holiday base or a long-term let.

Borrowing costs for buyers earning in euros have eased from where they stood at their 2023 peak, following the general direction tracked by the Bank of Spain, which makes the mortgage arithmetic somewhat gentler than it was two years ago. For buyers earning in sterling or dollars, the exchange rate still tends to matter more from month to month than the interest rate does.

On demand, the pattern we see matches what Spain's notaries and the property portals continue to report in broad terms: British buyers remain among the largest single group on both coasts, alongside steady interest from Germany, Belgium, the Netherlands and the Nordic countries, with a smaller but noticeable rise in enquiries from the United States and Canada.

The scarcity that matters most this year is not price, it is a finished, inspected, ready to move into home in the area you actually want.

What this means if you are starting your search now

If you are looking at new build, ask the developer for their delivery record on previous phases before you commit to a reservation on this one. A short conversation about the last project, and whether it landed close to its promised date, tells you more than any brochure.

If you are looking at resale, the constraint is more often supply than price: well kept, correctly priced homes in popular towns are still moving quickly, so it is worth having your paperwork and financing ready before you view rather than after. A local lawyer who works independently of the seller remains the single most useful person in the process, on either coast.

And if your timeline is flexible, there is no penalty in this market for taking a season to watch a specific area before you commit. Prices are not falling away from you, and the towns we cover tend to reward patience with a clearer sense of which street, which floor and which orientation actually suits the life you want to build there.
