A new villa above Cómpeta, built to your own plan

Some villas are finished the day you view them. This one, on the upper edge of Cómpeta, is still being decided, and that is the whole point of it.

R5453920 is a new build going up on an elevated plot at the top of the village, four bedrooms and three bathrooms across 183 square metres, on a 500 square metre plot with its own pool and garden. It is due to complete in 2026, and because it is being built rather than resold, a good deal of the finish is still open to the person who buys it.

That is a different kind of decision to make than choosing between two finished houses. It asks you to picture rooms before they exist, and to trust a plot, a position, and a set of views that will not change even after every tile and door has been chosen.

A house you help finish

The listing describes this as new construction, and that shows in what is already specified: air conditioning with pre-installed ducting, central heating, double glazing, and home automation (domotics) built in from the start rather than retrofitted later. Marble flooring runs through the interior. A lift is included, which is unusual for a village house on a slope and genuinely useful if stairs are ever a consideration, now or in twenty years.

Four bedrooms and three bathrooms give a family or a couple with regular guests real room to spread out, with one bathroom listed as ensuite. Fitted wardrobes, a storage room, and satellite TV and WiFi points are already accounted for, which is the unglamorous but useful part of a new build done properly: the wiring and the storage are sorted before you ever think about furniture.

Terraces, a pool, and a view in every direction

What cannot be redesigned, and does not need to be, is the position. The plot faces south, and the listed views run in four directions at once: sea, mountain, country, and pool. That is the kind of combination that usually only comes from height, and Cómpeta's upper streets have plenty of it.

A covered terrace and a private terrace both feature in the listing, which suggests shaded and open outdoor space rather than a single balcony tacked onto the front. The private pool sits within the garden, on a plot large enough (500 square metres) that a villa of this size does not feel wedged onto its own land.

A house with a fixed view and an open floor plan asks something rare of a buyer: patience with the process, and confidence in the setting.

Living inside the village, not outside it

Unlike a lot of new-build villas on this coast, this one sits in a town setting, inside a village, close to shops, on an urbanisation at the upper edge of Cómpeta rather than out on an isolated finca road. That matters for day to day life. A short walk still gets you to a bar for coffee, a panadería for bread, and the kind of small errands that otherwise mean getting in the car.

Cómpeta itself has never really needed an introduction for anyone who has spent time in inland Málaga. It is one of the Axarquía's best known white villages, built up the side of a hill with La Iglesia de la Asunción y O Salvador at its centre, and it has long drawn both Spanish families and a settled international community without losing its working character. The surrounding hillsides are planted with vines, and the local moscatel wine has been made here for generations. There is a well known wine festival in August, when the village square fills for an evening of local wine and music, and the rest of the year moves at a steadier pace: markets, long lunches, and walking tracks that head straight out from the edge of town into the hills.

From Cómpeta, the coast at Torre del Mar is around a forty minute drive down through the Axarquía, close enough for a beach day, far enough that the air, the temperature, and the pace of the village stay distinctly its own.

What buying here actually means

Buying a home still under construction is a different exercise to buying a finished one, and it suits a particular kind of buyer: someone with a clear enough sense of how they want to live that choosing finishes feels like an opportunity rather than a chore. The asking price is 535,000 euros, which for a new four bedroom villa with a pool, a garden, and sea, mountain, and country views in a walkable village setting is worth weighing against what a comparable finished home nearby would cost once you added a pool and updated the climate control and wiring yourself.
