A cookie is a small file a website asks your browser to keep. Some cookies are needed for a site to work at all. Others exist to measure advertising. This page lists the ones this site uses and how to change what you have allowed.

We ask before setting anything that is not strictly necessary. Until you choose, no marketing cookie is set and no marketing script is loaded.

Strictly necessary cookies

These are set without asking, because the site cannot do what you asked for without them. They carry no advertising and are not shared with anyone.

• ashworthdrake_cookie_consent. Remembers whether you accepted or declined marketing cookies, so we stop asking on every page. Kept for 12 months.
• NEXT_LOCALE. Remembers the language you chose, so the site opens in it next time. Set only when you use the language switcher. Kept for the length of your browser session or up to 12 months, depending on your browser.

The front desk chat holds your conversation for as long as the panel is open. It is kept in the page itself, not in a cookie, so closing the tab ends it.

Marketing cookies, set only if you accept

• Meta Pixel (_fbp, _fbc). Meta Platforms, Inc., processing in the United States. Tells us, in aggregate, which of our adverts brought people to the site and which pages they visited afterwards, and lets Meta show our adverts to people who have looked at similar homes. Loaded only after you accept. _fbp is kept for up to 3 months, _fbc for up to 90 days from the click that set it.

If you decline, or later withdraw consent, we do not load Meta at all and we delete the _fbp and _fbc cookies from your browser.

Meta processes this data as an independent controller for its own purposes as well. Its own privacy policy explains what it does with it: www.facebook.com/privacy/policy.

Analytics

We run no analytics product on this site. There is no Google Analytics, no Vercel Analytics and no other measurement tool. The Meta Pixel above is the only third-party tracker on the site, and it is consent-gated.

Changing your mind

Use the cookie settings link at the bottom of any page. It reopens the consent panel, and your new choice takes effect immediately. Declining removes the Meta cookies straight away.

You can also clear or block cookies in your browser. Chrome, Safari, Firefox, Edge, Brave and Opera all let you delete cookies for a single site and refuse them in future. Browser settings do not offer control by category, which is what the consent panel is for. Blocking the strictly necessary cookies above means the site will keep asking about cookies, and will not remember your language.

Third-party content

Property photography is served from the Resales Online network and our image storage; neither sets a cookie on your browser. If a page embeds content from another service in future, this page will be updated first.

When the cookies we use change, we update this page and, where the change needs your consent, we ask again. The date at the top shows the last revision.
